RENTAL CRITERIA

1. All applicants over the age of eighteen (18) must complete a rental application

a. Minimum FICO 650

 

2. Household income must be two & half (2.5) times the rental amount

 

3. All applicants must show valid identification:

a. State issued ID

b. Driver’s License

c. US Passport

d. Military ID

 

4. All applicants must have a valid social security number, no exceptions

 

5. Acceptable forms of Proof of Income are one of the following:

a. Two most recent pay stubs

b. Self employed

1. One year of tax returns schedule A and C (not W‐2 or 1099 but actual copy of the filed tax returns)

2. Two most recent bank statements showing a balance of six (6) times the rental amount.

 

6. The following constitute for automatic denial of application:

a. Evictions

b. Any bad housing debt in the past two years (subject to approval)

c. Felony convictions or placement on Sex Offender Registry

 

7. Pets (allowed on case by case bases except for certified service animals)
